The most expensive week of your summer might be the one where nobody’s home…

After all, an empty house can’t detect trouble, can’t hear water running, and can’t call anyone, which is why a small plumbing problem with a two-week head start does more damage than almost anything else in home ownership.

August is peak getaway season in Milwaukee, so before you load the car, here’s what’s worth ten minutes of your attention.

The leak with nobody to catch it

Most household leaks get caught fast because someone hears it, sees it, or steps in it. Remove the someone and the math changes. A pinhole leak in a supply line, the kind that would’ve been noticed by Tuesday, runs quietly for 14 days instead, and you come home tan and relaxed to buckled flooring and a ceiling stain shaped like Lake Michigan.

The single best move before any trip longer than a weekend is shutting off the main water valve. It costs nothing, takes ten seconds, and turns almost every possible plumbing failure into a non-event. If you have older shutoff valves that haven’t been turned in years, test them ahead of time, since a valve that won’t budge the night before your flight is its own little crisis.

Can’t shut the main off because of a sprinkler system or a house sitter’s needs? Then at minimum, close the valves at the washing machine and behind the toilets, which are the most failure-prone lines in the house.

The water heater, heating water for nobody

Your water heater doesn’t know you’re in Door County. It keeps the tank hot all week for an audience of zero, cycling on and off, spending money. Most units have a vacation mode that holds a low temperature without full shutdown, and using it is free. It also takes load off the tank, which matters more as heaters age.

While you’re standing next to it anyway, look underneath. A tank showing rust streaks or dampness at the base before a trip is a tank worth a professional glance before you go, not after, and our water heater services team can tell you quickly what’s cosmetic and what isn’t.

Coming home to a horrible smell

Every drain in your house has a P-trap, the curved section holding a plug of water that blocks sewer gas from drifting up into your rooms. Traps that sit unused evaporate, and a house closed up in August heat gives them a head start.

Come home after two or three weeks and the place can greet you with a smell you’ll assume is a dead mouse and is actually your guest bathroom.

All you need to do to prevent this is, run some water in every sink, shower, and floor drain before you leave, and again when you return. Rarely used drains, the basement floor drain especially, are the usual offenders.

Five minutes of your time, honestly!

Main valve off or risky valves closed, water heater to vacation mode, a splash of water down the lonely drains, and one look under the tank. That’s the whole checklist, and it beats the alternative by thousands of dollars!!
